New and Replacement Flat Roofs
When a flat roof is extensively deteriorated or has reached the end of its serviceable life, replacement may offer better value than repeated patch repairs. The existing covering is removed as required, the supporting deck is assessed and the new system is installed with careful attention to falls, outlets and perimeter details. Any work needed to the underlying structure will be explained as part of the project.
Flat Roof Repairs
Localised damage may be repairable if the surrounding covering and deck remain sound. Common problems include punctures, splits, open joints, failed flashings, defective edge details and leaks around outlets. We assess the condition before advising whether a targeted repair is likely to provide a durable outcome.
Common Signs of Flat Roof Failure
- Water staining or dampness below the roof
- Blisters, cracks, splits or lifting seams
- Standing water that remains after rainfall
- Movement or damage at the roof edge
- Blocked or overflowing outlets
- Soft areas that may indicate a deck problem
- Repeated leaks following earlier patch repairs
Why Flat Roof Detailing Matters
Many flat roof failures occur at the boundaries rather than across the main surface. Upstands, wall junctions, rooflights, pipes, outlets and trims must be properly incorporated. Good drainage is equally important because avoidable ponding places additional strain on the system. Our team pays close attention to these vulnerable areas during both installation and repair.
Flat Roofing for Garages, Extensions and Businesses
Different buildings create different practical requirements. A domestic extension may need careful detailing where it meets the main house, while a detached garage may have a simpler layout but an ageing deck. Commercial roofs may cover larger areas and contain more penetrations. We tailor the proposed scope to the actual structure rather than applying a one-size-fits-all answer.
Repair or Replace Your Flat Roof?
The decision depends on the age of the system, the extent of deterioration, the condition of the deck and the history of leaks. A sound roof with a single damaged point may only need a repair. Widespread failure or persistent water ingress may make replacement the more dependable investment. Our roof repairs in Lanark and new roofs in Lanark pages explain the wider options.
Frequently Asked Questions About Flat Roofing
How much does a flat roof cost in Lanark?
Pricing depends on area, access, the selected system, insulation requirements, detailing and the condition of the deck. We provide a tailored quotation after assessing the roof.
Can standing water be fixed?
The cause must first be established. It may relate to blocked drainage, local settlement or inadequate falls. The appropriate solution depends on the roof construction and severity of the issue.
Can a leaking flat roof be repaired?
Many localised defects can be repaired, but a patch is not always economical when the covering or deck is failing across a wider area. We will explain the available options.
Do you work on garage and extension roofs?
Yes. Garages, extensions, porches, dormers, outbuildings and commercial premises are all common flat roofing applications.
How do I know when my flat roof needs replacing?
Signs can include recurring leaks, widespread cracking, blistering, lifting edges, persistent standing water and a soft or damaged roof deck. We can inspect the roof and advise whether a targeted repair or complete replacement would provide better value.
What types of flat roofing systems do you install?
We install durable flat roofing systems suitable for homes, garages, extensions, dormers, outbuildings and commercial premises. The best option will depend on the roof’s construction, size, intended use and available budget.
How long does a new flat roof last?
The expected lifespan depends on the system selected, installation quality, exposure and ongoing maintenance. We use suitable materials and proven installation methods to provide a durable, weather-resistant finish.
How long does it take to replace a flat roof?
Timescales depend on the roof’s size, accessibility and the condition of the existing covering and deck. Smaller roofs may be completed relatively quickly, while more extensive work can take longer. We will provide an estimated schedule with your quotation.
Can you improve the insulation when replacing my flat roof?
Yes. A flat roof replacement can provide an opportunity to assess and improve its insulation. We will explain any suitable options based on the roof’s construction and the current requirements for the property.
Which areas do you cover for flat roofing?
We provide flat roof installations and repairs throughout Lanark and nearby communities, including Kirkfieldbank, Cleghorn, Ravenstruther and Nemphlar. Contact us with your postcode if you would like to confirm coverage.
